New Center - South District
Kassel, Germany
The city of Kassel is experiencing a sustained high demand for housing, which is matched by only a limited supply of building land reserves. In order to be able to meet the demand for housing, previously underused areas are also becoming the focus of urban development within the framework of internal development. The competition area, which is located in the South district, includes the former pension office. The building of the former supply office is vacant and in a dilapidated condition.
The existing structures of the district, consisting of the perimeter block along Frankfurter Strasse and the housing development along Rembrandtstrasse, overlap on the site and generate the typologies of the "New Center".
Starting from the head buildings, buildings arranged in opposite directions interlock across the quarter, slightly staggered in height and, as an interpretation of the settlement structure, form outdoor spaces outdoor spaces with pleasant proportions and a high quality of stay. The clear and regular structure allows for the necessary density of the quarter and permits pedestrian passages and visual permeability.
